Role Overview

We're seeking a highly motivated Resident Services Assistant to join our team at urbanbubble. As a key member of our community team, you'll play a vital role in ensuring the smooth day-to-day management of our properties.

Key Responsibilities

• Manage prospect/leads from our internal management system via phone or email, providing exceptional customer service and ensuring timely follow-up.

• Conduct apartment inspections, identifying and reporting any maintenance issues to our dedicated maintenance team.

• Oversee all administration involved in arranging tenancies and renewals, ensuring accuracy and attention to detail.

• Arrange check-out appointments with our 3rd-party inventory clerk, ensuring a seamless process for our residents.

• Welcome new residents with a comprehensive move-in induction, answering any questions they may have.

• Proactively chase arrears for the first half of the month, negotiating payment plans approved by our landlords with residents as needed.

• Maintain accurate records of arrears, updating the report with any amendments or updates.

• Serve Section 8's and Section 21 notices when applicable, ensuring compliance with all relevant regulations.

• Provide support and cover for our Front-of-House team, assisting with tenant inquiries and ensuring consistent lunch break coverage.

• Assist with the organisation and planning of residents' events, promoting a sense of community and engagement within our properties.

What We're Looking For

• Previous experience in lettings or property management, with a strong understanding of tenancy agreements and related regulations.

• Excellent customer service skills, with the ability to handle difficult situations in a fast-paced environment.

• Proficiency in Microsoft Office packages, including Word, Excel, and Outlook, as well as other systems such as databases or booking systems. Training will be provided on our in-house systems as needed.

• ARLA qualification is highly desirable, but not essential.
