Curo, a prominent Housing Association, is looking for a Property Asset Analyst to enhance our Asset Management team.

This is a pivotal moment to join our Strategic Asset Management division as we initiate our new Strategic Plan focused on "delivering quality homes". As the Property Asset Analyst, your key responsibility will be to implement our housing stock rationalisation programme through both reactive and proactive option assessments. You will significantly influence decisions regarding property investments and divestments, thereby shaping Curo's property portfolio.

Key Responsibilities:

  • Conduct In-Depth Capital Expense Analyses: Execute comprehensive financial evaluations and capital expense analyses to identify the best investment or divestment strategies for our properties.
  • Data Analysis and Financial Projections: Utilize data from our housing and asset management systems to assess and track the financial performance of our properties. Generate reliable financial forecasts and scenario models to guide decisions related to refurbishment, disposal, or repurposing of assets.
  • Formulate Data-Driven Insights: Prioritize value for money in your analyses. Investigate the underlying causes of both high and low performance to uncover trends and opportunities for enhancement.
  • Optimize Return on Investment: Strive to maximize ROI while ensuring robust financial performance, taking into account broader operational needs and strategic objectives.
  • Collaborate Across Departments: Work with various teams to collect data and insights for option assessments. Provide recommendations on whether to retain or dispose of assets based on thorough evaluations.
  • Conduct Field Visits and Engage Stakeholders: Visit properties to grasp their unique complexities and collaborate with colleagues and external stakeholders to ensure timely progress on agreed transactions and realization of income.

Candidate Profile:

This role demands a proactive mindset, strong analytical capabilities, and the ability to make informed decisions based on detailed capital expense evaluations. Your expertise will be vital in the strategic management and optimization of our property portfolio, ensuring sustainable financial performance and value for money.

To excel in this position, the Property Asset Analyst should possess the following qualifications and skills:

  • Proven ability to interpret statistical and financial data, make informed judgments, assess risks, and provide appropriate advice.
  • Experience in managing significant capital or revenue projects, ensuring timely and effective delivery.
  • Confidence in analyzing social housing data and financial information, presenting findings in clear, understandable reports.
  • Strong background in producing detailed reports for complex projects to support effective decision-making.
  • Advanced proficiency in MS Excel, along with a strong aptitude for various IT applications.
  • Exceptional communication skills and the ability to build strong relationships with key internal and external stakeholders.
