Curo, a prominent Housing Association, is looking for a Property Asset Analyst to become a vital member of our Asset Management team.
This is an opportune moment to join our Strategic Asset Management team as we implement our new Strategic Plan focused on "delivering quality homes." As the Property Asset Analyst, your main duty will be to execute our housing stock rationalisation programme through both reactive and proactive option assessments. You will be instrumental in advising on which properties to enhance or divest, thus influencing Curo's overall property strategy.
Key Responsibilities:
- Conduct In-Depth Capital Expense Analyses: Execute thorough financial assessments and capital expense analyses to identify the best investment or divestment approach for our properties.
- Data Evaluation and Financial Projections: Utilize data from our housing and asset management systems to track and evaluate the financial performance of our properties. Generate accurate financial forecasts and scenario models to guide decisions regarding refurbishment, disposal, or repurposing of assets.
- Formulate Data-Driven Proposals: Prioritize value for money in your analyses. Examine underlying causes of both strong and weak performance to uncover trends and opportunities for enhancement.
- Optimize Return on Investment: Strive to maximize ROI while ensuring robust financial performance, considering broader operational requirements and strategic commitments.
- Collaborate Across Departments: Work with various teams to collect data and insights for option assessments. Provide recommendations on whether to retain or dispose of assets based on comprehensive evaluations.
- Site Visits and Stakeholder Engagement: Visit properties to comprehend their unique challenges and engage with colleagues and external stakeholders to ensure timely execution of agreed transactions and realization of income.
About You:
This position demands a proactive mindset, strong analytical capabilities, and the ability to make informed decisions based on detailed capital expense evaluations. Your expertise will significantly contribute to the strategic management and optimization of our property portfolio, ensuring sustainable financial performance and value for money.
To excel in this role, the Property Asset Analyst should possess the following qualifications and skills:
- Proven ability to interpret statistical and financial data, make informed decisions, assess risks, and provide appropriate advice.
- Experience in managing substantial capital or revenue projects, ensuring timely and effective outcomes.
- Confidence in analyzing social housing data and financial information, presenting findings in clear, understandable reports.
- Strong background in producing detailed reports for complex projects to support effective decision-making.
- Advanced proficiency in MS Excel and a strong aptitude for various IT applications.
- Exceptional communication skills and the ability to build strong relationships with key internal and external stakeholders.
Additional Information:
Holding a valid driving license and having access to transport is essential.
