Curo, a prominent Housing Association, is looking for a Property Asset Analyst to become a vital member of the Asset Management team.

This is an exciting opportunity to join our Strategic Asset Management team as we implement our new Strategic Plan focused on delivering quality homes. As the Property Asset Analyst, your main duty will be to execute our housing stock rationalisation programme through both reactive and proactive option evaluations. You will be instrumental in advising on which properties to invest in or divest from, thereby influencing Curo's overall property portfolio.

Key Responsibilities:

Conduct In-Depth Capital Expense Assessments: Carry out comprehensive financial analyses and capital expense assessments to determine the best investment or divestment strategies for our properties. Financial Data Analysis and Forecasting: Utilize data from our housing and asset management systems to track and evaluate the financial performance of our homes. Generate reliable financial forecasts and scenario models to guide cost/benefit analyses regarding refurbishment, disposal, or repurposing of properties. Formulate Data-Driven Insights: Prioritize value for money in your analyses. Investigate the underlying causes of both high and low performance to uncover trends and opportunities for enhancement. Optimize Return on Investment: Strive to maximize ROI while ensuring robust financial performance, taking into account broader operational needs and strategic commitments. Collaborate Across Departments: Work with various teams to collect data and insights for option evaluations. Provide recommendations on whether to retain or dispose of assets based on thorough assessments. Conduct Field Visits and Engage Stakeholders: Visit properties to grasp their unique complexities and collaborate with colleagues and external stakeholders to ensure timely progress of agreed transactions and realization of income.

About You:

This position requires a proactive mindset, strong analytical capabilities, and the ability to make informed decisions based on thorough capital expense assessments. Your expertise will significantly contribute to the strategic management and optimization of our property portfolio, ensuring sustainable financial performance and value for money.

To excel in this role, the Property Asset Analyst should possess the following qualifications and skills:

Proven ability to interpret statistical and financial data, make informed judgments, assess risk, and provide appropriate advice. Experience in managing significant capital or revenue projects, ensuring timely and effective execution. Confidence in analyzing social housing data and financial information, presenting findings in clear, understandable reports. Strong background in producing detailed reports for complex projects to support effective decision-making. High proficiency in advanced MS Excel, along with a strong aptitude for various IT applications. Exceptional communication skills and the ability to build strong relationships with key internal and external stakeholders.
