This is an opportune moment to join our Strategic Asset Management division as we initiate our new Strategic Plan focused on 'delivering quality homes'. As the Property Asset Analyst, your key role will involve executing our housing stock rationalisation programme through both reactive and proactive option evaluations. You will significantly influence decisions regarding property investments and divestments, thereby shaping Curo's property portfolio.

Key Responsibilities:

Conduct In-Depth Capital Expense Assessments: Carry out thorough financial analyses and capital expense assessments to determine the most effective investment or divestment strategies for our properties. Data Analysis and Financial Projections: Utilize data from our housing and asset management systems to track and assess the financial performance of our properties. Generate reliable financial forecasts and scenario models to guide cost/benefit evaluations regarding refurbishment, disposal, or repurposing of assets. Formulate Data-Driven Recommendations: Prioritize value for money in your analyses. Investigate the underlying causes of both strong and weak performance to uncover trends and opportunities for enhancement. Optimize Return on Investment: Strive to maximize ROI while ensuring robust financial performance, considering broader operational needs and strategic commitments. Collaborate Across Teams: Work alongside various teams to collect data and insights for option evaluations. Provide recommendations on whether to retain or dispose of assets based on comprehensive assessments. Conduct Field Visits and Liaise with Stakeholders: Visit properties to comprehend their unique complexities and engage with colleagues and external stakeholders to ensure timely progress of agreed transactions and realization of income.

About You:

This position necessitates a proactive mindset, strong analytical capabilities, and the ability to make informed decisions based on thorough capital expense assessments. Your expertise will directly contribute to the strategic management and optimization of our property portfolio, ensuring sustainable financial performance and value for money.

To excel in this role, the Property Asset Analyst should possess the following qualifications and skills:

Proven ability to interpret statistical and financial data, make informed judgments, assess risks, and provide appropriate advice. A successful track record in managing significant capital and revenue projects, ensuring timely and effective delivery. Confidence in analyzing social housing data and financial information, presenting findings in clear and understandable reports. Strong experience in producing detailed reports for complex projects to support effective decision-making. Advanced proficiency in MS Excel, along with a strong aptitude for various IT applications. Exceptional communication skills, with the ability to build strong relationships with key internal and external stakeholders.
