Permanent, Full-Time (Monday to Friday, flexibly between 8am - 5.30pm)

Curo, a prominent Housing Association, is looking for a dedicated Property Asset Analyst to enhance our Asset Management team.

This is a pivotal moment to join our Strategic Asset Management division as we initiate our new Strategic Plan focused on "delivering quality homes". As the Property Asset Analyst, your main duty will be to execute our housing stock rationalisation initiative through both reactive and proactive option assessments. You will significantly influence decisions regarding property investments and divestments, thereby shaping Curo's property portfolio.

Key Responsibilities:

  • Conduct In-Depth Capital Expense Analyses: Carry out thorough financial assessments and capital expense analyses to establish the best investment or divestment strategies for our properties.
  • Data Analysis and Financial Projections: Utilize data from our housing and asset management systems to track and evaluate the financial performance of our properties. Generate accurate financial forecasts and scenario models to guide decisions on refurbishment, disposal, or repurposing of assets.
  • Formulate Data-Driven Insights: Prioritize value for money in your analyses. Examine underlying factors contributing to both strong and weak performance to uncover trends and areas for enhancement.
  • Optimize Return on Investment: Strive to maximize ROI while ensuring robust financial performance, taking into account broader operational requirements and strategic commitments.
  • Collaborate Across Departments: Work closely with various teams to collect data and insights for option assessments. Provide recommendations on whether to retain or dispose of assets based on comprehensive evaluations.
  • Conduct Field Visits and Engage Stakeholders: Visit properties to grasp their unique complexities and collaborate with colleagues and external stakeholders to ensure timely progress on agreed transactions and realization of income.

About You:

This position demands a proactive mindset, strong analytical capabilities, and the ability to make informed decisions based on thorough capital expense evaluations. Your expertise will be crucial in the strategic management and optimization of our property portfolio, ensuring sustainable financial performance and value for money.

To excel in this role, the Property Asset Analyst should possess the following qualifications and skills:

  • Proven ability to interpret statistical and financial data, make informed judgments, assess risks, and provide appropriate advice.
  • Experience managing significant capital and revenue projects, ensuring timely and effective delivery.
  • Confidence in analyzing social housing data and financial information, presenting findings in clear, understandable reports.
  • Strong background in producing detailed reports for complex projects to support effective decision-making.
  • Advanced proficiency in MS Excel and a strong aptitude for various IT applications.
  • Exceptional communication skills and the ability to build strong relationships with key internal and external stakeholders.

Additional Information:

Applicants must hold a valid driving license and have access to transportation.

What We Offer:

At Curo, we believe in providing a fulfilling work experience that positively impacts our customers' lives. In return for your dedication, we offer:

  • 26 days of annual leave (plus public holidays), increasing to 29 days after three years of service.
  • An additional day off on your birthday.
  • A contributory pension scheme matched by Curo up to 10%.
  • Annual 'Homes for Good' reward.
  • Life assurance policy (up to six times your annual salary).
  • Flexible benefits, including the option to purchase additional annual leave, gym memberships, health cash plans, and more.
  • Access to 'Perks at Work' for discounts online and in-store.
  • Employee Assistance Programme (EAP) for impartial advice on various personal and professional matters.
