**3FiveSix Property Solutions is a local lettings business specialising in the HMO market, managing an extensive portfolio of properties in Milton Keynes, Cranfield, and Bedford.**

As we continue to expand, we are seeking a dynamic and proactive Property Administrator to join our team. This role offers an exciting opportunity for individuals passionate about the property industry and dedicated to delivering exceptional customer service.

The PA will work closely with the Property Manager and Director to ensure the smooth operation and management of our property portfolio. This role requires excellent organizational skills, a customer-centric approach, and the ability to manage multiple tasks efficiently. In addition to property management responsibilities, the Property Administrator will also provide administrative support to the Director.

**Responsibilities**:

- Property Operations: Assist in managing the day-to-day operations of our property portfolio, (110+ tenants) ensuring properties are well-maintained, compliant with regulations, and meet high standards. Collaborate with the Property Manager to address maintenance issues, schedule inspections, and coordinate property improvements.
- Tenant Relations: Act as a point of contact for tenant enquiries, complaints, and requests, providing professional and prompt assistance. Support the onboarding process for new tenants, including rental preparations, move-in procedures, and orientation to property amenities.
- Administrative Support: Assist with document preparation, report generation, and maintaining accurate records for property management activities. Maintain Social Media presence for company exposure.
- Tenant Communications: Communicate important property-related information to tenants, including policy updates, maintenance schedules, and notices, utilising our online platform.
- Void Management: Support efforts to minimize void periods by assisting with property marketing, conducting viewings, and coordinating move-in procedures.
- Contractor Management: Assist in establishing and maintaining relationships with contractors to ensure timely and cost-effective property maintenance and repair services.
- Regulatory Compliance: Stay informed about local and national housing laws and regulations, ensuring properties remain compliant and legal risks are mitigated.
- Other Duties: Manage tasks given to you by the Director. Undertake ad-hoc tasks and projects to support the Director's objectives.

**Skills & Experience Required**:

- Prior experience in property management, administration, or a related field preferred.
- Strong knowledge of property management principles and relevant regulations.
- Excellent communication skills, both verbal and written, with a customer-focused approach.
- Proficiency in administrative tasks, including scheduling, document management, and correspondence.
- Ability to prioritise tasks, manage time effectively, and work autonomously.
- Attention to detail and a proactive approach to problem-solving.
- Familiarity with property management software is advantageous.
- Valid driver's license and access to reliable transportation.
- Living in Milton Keynes or a surrounding area is preferable

**Schedule**:

- Full-time position, 40 hours per week.
- Monday - Friday (Weekend Availability).
- Office Based & Hybrid Working.
- Flexible schedule with availability on weekends as required.

**Package**:

- Based on experience and qualifications.
- Holiday entitlement of 25 days per year plus bank/public holidays.

Pay: £23,000.00-£27,000.00 per year
