Job Title

A highly competitive salary of £50,000 - £65,000 per annum is offered to the successful candidate for this exclusive Residential Block Management role based in Richmond, London. As a Residential Block Manager at GKR International - Real Estate Talent Specialists, you will have the opportunity to work with a dynamic property management team, managing a portfolio of residential blocks and ensuring effective service charge management.

About the Role
  • The ideal candidate will have proven experience in residential block management and a strong understanding of service charges, leasehold management, and relevant legislation.

You will be responsible for preparing and managing annual service charge budgets, ensuring timely collection and reconciliation of service charge funds, and handling financial queries from leaseholders and stakeholders. Additionally, you will organize routine and emergency maintenance, conduct regular site inspections, and manage relationships with contractors and suppliers.

Key Responsibilities
  • Service Charge Management:
    • Prepare and manage annual service charge budgets.
    • Ensure timely collection and reconciliation of service charge funds.
    • Handle financial queries from leaseholders and stakeholders.
  • Maintenance & Repairs:
    • Organize routine and emergency maintenance.
    • Conduct regular site inspections to ensure properties are well-maintained.
    • Manage relationships with contractors and suppliers, ensuring value for money and quality service.
  • Compliance & Risk Management:
    • Ensure properties comply with all relevant health and safety regulations.
    • Maintain accurate records and documentation in line with statutory requirements.
    • Coordinate fire risk assessments, health and safety audits, and insurance renewals.
    Requirements
    • Proven experience in residential block management.
    • Strong understanding of service charges, leasehold management, and relevant legislation.
    • Excellent organizational and time-management skills.
    • Exceptional customer service and communication abilities.
    • Proficiency in property management software and Microsoft Office.
