Property Manager Job Description

We are seeking a skilled Property Manager to oversee the day-to-day maintenance of a leasehold scheme in Birmingham. The successful candidate will be responsible for ensuring all buildings are in good order and will attend client meetings, including AGM's and Directors meetings.

Main Responsibilities:
  • Oversee the maintenance of the leasehold scheme, including regular site visits to ensure all buildings are in good condition.
  • Manage the project management of Section 20 consultations, major internal and external works, and ensure compliance with lease terms and statutory requirements.
  • Ensure effective communication with residents and clients, including the circulation of information regarding management issues.
  • Manage electronic data and emails, and ensure all client files are updated.
  • Deal with email and telephone enquiries from lessees, subtenants, contractors, and clients.
  • Sign off and approve weekly invoices, and produce service charge budgets, including preparing reserve and capital expenditure reports for the forthcoming years.
  • Oversee budget, year-end accounts, and quarterly client statement processes to ensure timescales are met and review accounting information to ensure accuracy.
  • Manage expenditure against budget throughout the financial year and produce reports as required to the Directors.
  • Ensure insurance claims are being processed efficiently and correctly, and ensure Health & Safety regulations are adhered to on all sites.
Requirements:
  • Experience in block property management.
  • Good knowledge of budgets and financial management.
  • Experience of serving Section 20 notices.
  • AIRPM qualified, although not essential.
  • Full UK driving licence.
