Block Manager Opportunity

Nexus ERP is seeking a skilled Block Manager to join our team. As a key member of our property management team, you will be responsible for delivering exceptional management services to a portfolio of residential and mixed-use buildings and estates.

Main Responsibilities:
  • Property Inspections and Maintenance: Conduct thorough inspections and provide detailed reports to ensure the upkeep of our properties.
  • Finance and Budgeting: Manage client accounts and create budgets to ensure efficient financial management.
  • Insurance and Risk Management: Oversee building, directors, and officers insurance to mitigate risks and ensure compliance.
  • Meetings and Communication: Facilitate EGMs, AGMs, directors, and residents meetings to maintain open communication and address concerns.
  • Correspondence and Administration: Handle correspondence, contracts, and administrative tasks to ensure seamless operations.
  • Breaches of the Lease: Identify and address lease breaches to maintain a positive relationship with clients and leaseholders.
  • Contractor Management: Coordinate with contractors to ensure timely and cost-effective maintenance and repairs.
  • Property Sales: Assist with property sales, including assignment of leases, to maximize returns.
  • Complaints and Issues: Resolve complaints and issues promptly to maintain a high level of customer satisfaction.

Requirements:

  • Previous experience as a Block Manager or in a related role.
  • Technical property management knowledge, preferably with ARLA or RICS certification.
  • Strong problem-solving skills and attention to detail.
  • Self-motivated team leader with excellent communication skills.
  • Understanding of lettings property management legislation.
  • Full UK driving license and use of own car.
