Job Summary:

Nexus ERP is seeking a highly skilled Block Manager to join our team. As a key member of our property management division, you will be responsible for delivering exceptional management services to a portfolio of residential and mixed-use buildings and estates.

Main Responsibilities:

  • Property Inspections and Maintenance: Conduct thorough inspections and provide detailed reports to ensure the optimal condition of our properties.
  • Financial Management: Develop and manage budgets, as well as maintain accurate client accounts.
  • Insurance and Risk Management: Ensure comprehensive building, directors, and officers insurance coverage.
  • Meetings and Communication: Facilitate EGMs, AGMs, directors' meetings, and residents' meetings to maintain open communication channels.
  • Correspondence and Administration: Handle all correspondence and administrative tasks related to property management.
  • Breach Management: Identify and address breaches of the lease to maintain a positive relationship with clients and leaseholders.
  • Contractor Management: Oversee and manage contractors to ensure timely and cost-effective completion of tasks.
  • Property Sales: Facilitate the assignment of leases for property sales.
  • Complaint Resolution: Address and resolve complaints in a timely and professional manner.

Requirements:

  • Experience: Previous experience working as a Block Manager is essential.
  • Technical Knowledge: Technical property management knowledge is preferable, with certifications such as ARLA or RICS.
  • Problem-Solving Skills: A problem solver with high attention to detail is required.
  • Leadership Skills: Self-motivated team leaders with excellent communication skills are ideal.
  • Legislative Knowledge: Understanding of lettings property management legislation is essential.
  • Driving License: A full UK driving license and use of own car are required.
