Property Manager Job Description

We are seeking a skilled Property Manager to oversee the day-to-day maintenance of a leasehold scheme in Birmingham. The successful candidate will be responsible for ensuring all buildings are in good order, attending client meetings, and managing project management of Section 20 consultations and major internal and external works.

Main Responsibilities:
  • Oversee the maintenance of the leasehold scheme, ensuring all buildings are in good condition.
  • Attend client meetings, including AGM's and Directors meetings, to ensure effective communication and collaboration.
  • Manage the project management of Section 20 consultations, major internal and external works, and ensure compliance with relevant regulations.
  • Ensure effective communication with residents and clients, responding to queries and concerns in a timely and diligent manner.
  • Manage electronic data and emails, ensuring all client files are up-to-date and accurate.
  • Deal with email and telephone enquiries from lessees, subtenants, contractors, and clients, providing timely and effective responses.
  • Ensure compliance with lease terms and statutory requirements, and sign off and approve weekly invoices.
  • Produce service charge budgets, including preparing reserve and capital expenditure reports for the forthcoming years.
  • Oversee budget, year-end accounts, and quarterly client statement processes, ensuring timely completion and accuracy.
  • Manage expenditure against budget throughout the financial year, producing reports as required to the Directors.
  • Ensure insurance claims are processed efficiently and correctly, in conjunction with the maintenance team.
  • Circulate information to residents concerning management issues, ensuring regular and accurate communication.
  • Ensure Health & Safety regulations are adhered to on all sites, and that General and Fire risk assessment recommendations are implemented via maintenance.
  • Review and agree all circular and client correspondence, including newsletters, ensuring regular and accurate communication.
Requirements:
  • Experience in block property management.
  • Good knowledge of budgets and financial management.
  • Experience of serving Section 20 notices.
  • AIRPM qualified, although not essential.
  • Full UK driving licence.
