Building Operations Supervisor

BAM UK & Ireland is seeking a Facilities Maintenance Lead to oversee an upcoming project. This role entails a commitment of 40 hours per week, adhering to a Monday to Friday schedule. BAM embraces a flexible working policy to support our employees.
Your ResponsibilitiesAs a key member of our maintenance team, you will be responsible for all facets of building and site upkeep for our client. Your duties will encompass both planned preventative maintenance (PPM) and addressing reactive maintenance issues as they arise. Additionally, you will step in to provide hands-on support during the absence of the Static Engineer.
• Supervise all subcontractors on-site, ensuring work is performed to the highest standards while maintaining safe working practices.
• Cultivate and sustain strong, effective relationships with clients, their representatives, and various site teams.
• Assist in the negotiation and placement of contract orders, adhering to company policies in a professional and cost-effective manner.
• Collaborate with contract teams to enhance service delivery.
• Develop and implement robust risk management processes and procedures.
• Prepare Risk Assessments and create Method Statements for on-site activities.
• Manage the onsite Permit to Work (PTW) system.
• Conduct quality audits of completed work.
• Enforce health and safety (H&S), quality assurance (QA), and environmental policies in collaboration with corporate support teams.
• Identify and procure essential spare parts to ensure the operational efficiency of the client's facility, utilizing appropriate channels.
• Ensure all planned and reactive tasks are completed within contractual timelines.
• Coordinate planned maintenance schedules with the client to achieve 100% compliance with facility requirements.
• Support the provision of associated services within project facilities, including general plumbing, statutory inspections, and testing of mechanical and electrical services, as well as managing minor works projects.

• Proven experience as a technician in a dynamic service environment, preferably within the R&D sector or a related field.
• Relevant electrical qualifications, ideally at HNC level, including testing and inspections as a minimum.
• Familiarity with 18th edition electrical regulations.
• Demonstrated experience in building maintenance and troubleshooting a variety of equipment, including chillers, fire suppression systems, HVAC, boiler plants, ventilation, pumps, switchgear, battery installations, small power, and lighting.
• Ability to interpret and diagnose faults using as-installed drawings, schedules, contract specifications, and equipment documentation.
• Possession of a full driving license.
• Competent in IT applications (CAFM), including work order management platforms (preferably Concept).
• Dependable and reliable.
• Capacity to exercise initiative in daily responsibilities.
