Role Overview - Maintenance and Estate Manager

The primary objective of this role is to ensure the property and its facilities are maintained to the highest standards of safety and functionality.

Key Responsibilities

  • Adopt a hands-on, practical, and adaptable approach to property and facilities management.
  • Understand and comply with responsibilities under the Health & Safety at Work Act.
  • Be knowledgeable about the hotel’s fire safety protocols.
  • Ensure all appliances, fixtures, and fittings are safe and compliant with health and safety regulations, addressing any issues promptly.
  • Collaborate with the General Manager weekly to prioritize tasks and address potential challenges.
  • Assist in setting and managing the department's annual budget in conjunction with the General Manager.
  • Develop and implement a long-term preventative maintenance strategy.
  • Proactively manage general maintenance tasks.
  • Foster teamwork and flexibility, completing additional tasks as required by the General Manager.
  • Effectively manage the maintenance team’s personal and professional development, including scheduling and training.
  • Delegate tasks among the maintenance team to ensure timely completion of projects.
  • Respond to emergency maintenance requests from all departments with urgency and professionalism.
  • Adapt to changing job priorities while ensuring all critical maintenance tasks are completed.
  • Coordinate with contractors and manage purchase orders as necessary.
  • Engage in training sessions and senior management meetings, sharing relevant information with the team.

Candidate Profile

  • IOSH or NEBOSH qualification is advantageous but not mandatory.
  • Experience in risk assessment, contractor management, and fire safety protocols.
  • Proven experience in leading diverse teams and managing external contractors.
  • Strong problem-solving skills with a proactive approach to challenges.
  • Ability to work independently and collaboratively within a larger team.
  • Strong financial acumen with experience in budget management and cost control.
  • Qualifications in plumbing, BIFM, FM, or NVQ Level 3 in electrical or mechanical maintenance are beneficial but not essential.
