Role Overview: Maintenance and Estate Manager
The primary objective of this role is to ensure the property and its facilities are maintained to the highest standards of safety and functionality.
Key Responsibilities
- Adopt a hands-on, practical, and adaptable approach to managing property and facilities.
- Understand and comply with responsibilities under the Health & Safety at Work Act.
- Be knowledgeable about the hotel's fire safety protocols.
- Ensure all appliances, fixtures, and fittings are safe and compliant with health and safety regulations, addressing any issues promptly.
- Collaborate with the General Manager weekly to prioritize tasks and address potential challenges.
- Assist in setting and managing the annual departmental budget in coordination with the General Manager.
- Develop and implement a long-term preventative maintenance strategy.
- Maintain a proactive approach to general maintenance tasks.
- Foster teamwork and flexibility within the maintenance team, completing additional tasks as required.
- Effectively manage the maintenance team’s personal and professional development, including scheduling and training.
- Delegate tasks within the maintenance team to ensure timely completion of projects.
- Respond to emergency maintenance requests from all departments with urgency and professionalism.
- Adapt to changing job priorities while ensuring all critical maintenance tasks are completed.
- Coordinate with contractors and manage purchase orders as necessary.
- Engage in training sessions and senior management meetings, sharing relevant information with the team.
Candidate Profile
- IOSH or NEBOSH qualification is advantageous but not mandatory.
- Experience in risk assessment, contractor management, and fire safety is preferred.
- Proven experience in leading diverse teams and managing external contractors.
- Demonstrated ability to work proactively and adopt a solution-oriented approach to challenges.
- Strong capability to work independently as well as collaboratively within a larger team.
- Financial acumen is essential, with the ability to manage costs and adhere to budget constraints.
- Qualifications in plumbing, BIFM, FM, or NVQ Level 3 in electrical or mechanical maintenance are beneficial but not required.
