Role Overview - Maintenance and Estate Manager
The primary objective of this role is to efficiently and proactively uphold the high standards of maintenance and health & safety across the property and its facilities.
Key Responsibilities
- Adopt a hands-on, practical, and adaptable approach to property and facilities management.
- Understand responsibilities under the Health & Safety at Work Act.
- Maintain awareness of the hotel's fire safety protocols.
- Ensure all appliances, fixtures, and fittings are safe and compliant with health & safety regulations, addressing any issues as necessary.
- Collaborate with the General Manager weekly to prioritize tasks for smooth departmental operations and communicate any potential challenges.
- Contribute to the annual budget-setting process for the department alongside the General Manager, adhering to budgetary constraints.
- Develop and implement a long-term preventative maintenance strategy.
- Maintain a proactive approach to general maintenance tasks.
- Demonstrate teamwork and flexibility, completing additional reasonable tasks as assigned by the General Manager.
- Manage the maintenance team’s personal and professional development, including scheduling, holiday requests, appraisals, and training.
- Delegate tasks effectively within the maintenance team to ensure timely completion of projects.
- Respond promptly to emergency maintenance requests from all departments.
- Adapt to changing job priorities while ensuring completion of critical maintenance tasks.
- Coordinate with contractors and manage purchase orders as needed.
- Engage in training sessions and senior management meetings, sharing relevant insights with the team.
Candidate Profile
- IOSH or NEBOSH qualification is advantageous but not mandatory.
- Experience in risk assessment, contractor management, and fire safety.
- Proven track record of leading diverse teams and managing external contractors.
- Significant experience in a proactive, solution-oriented approach to challenges.
- Ability to work independently and collaboratively within a larger team.
- Strong financial acumen with experience in cost control and project management under tight deadlines.
- Plumbing trade qualification, BIFM or FM qualification, and/or NVQ Level 3 in electrical or mechanical maintenance is a plus.
