About the Role

Buzz Bingo is seeking a highly motivated and experienced Property Manager to join our team. As a key member of our estate management team, you will be responsible for the efficient and effective management of our property portfolio, which includes 82 trading bingo clubs, retail, office, and other non-residential properties.

Key Responsibilities

  • Letting of vacant properties, including the appointment of agents, agreeing heads of terms, preparation of board reports, instructions to lawyers, and completion of lettings.
  • Proactive management of the existing sub-tenant portfolio to ensure timely invoicing, reduction in arrears, and minimization of voids.
  • Proactive management of sub-lease open market rent reviews and lease renewals.
  • Identifying opportunities to improve the management of the portfolio.
  • Maintaining good relationships with key landlords.
  • Reviewing leases and providing advice to ensure the portfolio is managed appropriately.
  • Negotiating rent reviews and lease renewals.
  • Monitoring progress with open market rent reviews across the trading portfolio and following up with agents as necessary.
  • Preparing service charge budgets and liaising with the credit controller on rent, service charge, rates, and insurance, and monitoring them regularly.
  • Supporting the Property Director and Head of Estate Development with acquisitions and disposals.
  • Managing the property disposal process end-to-end as required.
  • Supporting the Head of Estate Management and operations teams with estates-related queries, challenges, and opportunities.
  • Managing business rates liability and instructing specialist advisors to submit MCC appeals, keeping them up-to-date with any changes in the property portfolio.
  • Regular inspections of the estate in accordance with good estate management principles.
  • Supporting the Head of Estates Development and Property Director in preparing capex papers, board papers, etc.
  • Helping to coach and develop Property Coordinators.

Requirements

  • Previous commercial property management experience.
  • Experience and knowledge of the UK commercial property market covering the leisure, retail, and office sectors.
  • Knowledge of negotiation of property transactions, including disposals, rent reviews, lease renewals, etc.
  • A sound knowledge of landlord and tenant law.
  • A knowledge of the geography of the UK and the differing property and legal systems in England/Wales and Scotland.

  • Excellent knowledge of Microsoft Office.

Qualifications

  • Degree in Real Estate.
  • Qualified Chartered Surveyor MRICS with significant post-qualification experience.

Travel Requirements

The role will require travel across the UK, possibly abroad.
