Property Manager Job Description

We are seeking a skilled Property Manager to join our team at Prince4jobs. As a Property Manager, you will be responsible for providing exceptional levels of service to our clients, ensuring compliance with Health & Safety regulations, and preparing service charge budgets.

Key Responsibilities:
  • Client Service: Provide exceptional levels of service to our clients, ensuring their needs are met and exceeded.
  • Site Inspections: Travel to client sites to conduct basic inspections and monitor onsite works, ensuring compliance with Health & Safety regulations.
  • Service Charge Budgets: Prepare, agree, and issue service charge budgets, factoring in previous spend and any work that is potentially due.
  • Area Meetings: Attend area meetings with key representatives to discuss site-related matters.
  • Site Reports: Prepare site reports for clients, landlords, residents' committees, and insurance companies, detailing site inspections and any necessary actions.
  • Risk Assessments: Maintain accurate records of Risk Assessments and their planned frequency for re-inspection.
  • Contractor Management: Meet contractors at the property to ensure contract conditions are adhered to and inspect works after completion.
  • Maintenance: Arrange maintenance of common areas under the terms of the lease, ensuring timely and cost-effective solutions.
  • Management Agreements: Ensure Management Agreements are in place for all clients and developments, ensuring compliance with regulatory requirements.
  • Budgeting: Prepare budgets for each property within the portfolio, ensuring they are complete and approved two weeks prior to the billing period.
  • Liaison: Liaise with clients/landlords to agree on the service charge budget, ensuring transparency and understanding.
  • Repairs: Arrange day-to-day repairs and obtain two quotations for all works costing over £250 prior to commencement (except in emergencies).
  • Additional Items: Arrange provision of additional items (signs, lights, etc.) required by the development, ensuring timely and cost-effective solutions.
  • Fire Door Inspections: Undertake routine fire door inspections to communal fire doors in managed blocks under 18m, ensuring compliance with regulatory requirements.
  • Decorations: Arrange maintenance of external and internal decorations, ensuring timely and cost-effective solutions.
  • New Business: Actively seek new business opportunities, expanding our portfolio and increasing revenue.
  • Issue Resolution: Support in resolving any issues that may arise, ensuring timely and effective solutions.
  • Service Levels: Negotiate realistic service levels and applicable charges for additional services, ensuring transparency and understanding.

We are looking for a strong customer service individual who can effectively resolve complaints or issues. Experience in the property or construction sector, or in client account management, is advantageous but not essential. This role is field-based for at least 1 - 2 days a week, and you must have a driver's license and be flexible in driving to each site within your territory in Shropshire and surrounding locations.
