Property Portfolio Manager

We are currently supporting our prestigious client who are looking for a Property Manager to join their well-established company in Shropshire. This role will involve travelling around the area, typically 1 day a week, to visit clients' sites.

Your Key Responsibilities:

  1. Deliver exceptional levels of service to your portfolio of clients
  2. Conduct site visits to monitor onsite works and ensure compliance with Health & Safety regulations
  3. Prepare and agree service charge budgets, taking into account previous spend and potential future works
  4. Attend area meetings with key representatives to discuss site matters
  5. Carry out periodic inspections of properties and prepare site reports for clients, landlords, and residents' committees
  6. Maintain accurate records of Risk Assessments and act upon findings
  7. Meet with contractors to ensure contract conditions are met
  8. Arrange for the maintenance of common areas under the terms of the lease
  9. Ensure Management Agreements are in place for all clients and developments
  10. Prepare budgets for each property within the portfolio and ensure they are complete and approved two weeks prior to the billing period
  11. Liaise with clients and landlords to agree service charge budgets
  12. Arrange day-to-day repairs and obtain quotations for works costing over £250 prior to commencement
  13. Arrange additional items required by developments
  14. Undertake routine fire door inspections in managed blocks
  15. Arrange maintenance of external and internal decorations
  16. Actively seek new business opportunities
  17. Support in resolving any issues that may arise
  18. Negotiate service levels and applicable charges for additional services

To be considered for this role, we are looking for a strong customer service individual who is a great problem solver and can resolve complaints or issues effectively and efficiently. Experience in the property or construction sector, or client account management is advantageous but not essential. This role is field-based at least 1 – 2 days a week, and you must have a driver's licence and be flexible on driving to each site within your territory, which is roughly Shropshire and the surrounding locations.
