- Respond to rental enquiries, book in and conduct viewings, and agree offers.
- Achieve 97% and above occupancy.
- Complete all applicant vetting.
- Upload availability details to marketing portals and update adverts as necessary.
- Process offers and complete all tenancy documentation.
- Provide weekly statistics on enquiries and produce market analysis on rents.
- Negotiate renewal tenancy terms and process the relevant documentation.
- Provide first-class customer service to residents.
- Organize and run tenant services via third parties and in-house.
- Ensure up-to-date resident communication via various channels.
- Seek special offers and discounts for residents from local businesses.
- Create a community feel through communication, events, and innovations.
- Act as the first point of call for residents to report maintenance issues.
- Coordinate all contractor appointments and defect warranty repairs.
- Carry out regular inspections of communal areas and apartments.
- Organize minor works between tenancies to maintain first-class presentation of apartments.
- Complete check-in and check-out reports; determine deposit returns.
- Work alongside the Building Manager to ensure H&S statutory requirements are met across the development.
- Previous BTR/Lettings/Property Management experience required.
- Strong Customer Service background.
- Ability to think on their feet and make considered decisions with a common-sense approach.
- Outgoing, warm, and friendly personality with a positive attitude.
- Organized, meticulous, and tenacious.
- Excellent written and spoken communication.
- IT literate and Social Media savvy.
- Strong financial management skills.
