Job Description

Residential Property Manager / Senior Property Manager

Location: Wandsworth

Salary: £32,000 - £37,000 per annum, plus bonus incentives enabling you to earn £37,500 - £42,500

About the Role:

We are seeking an experienced Property Manager to join our multi-award-winning company at our office in Wandsworth. As a Property Manager, you will be responsible for managing a portfolio of residential properties, ensuring that they are maintained to a high standard and that tenants are satisfied with their living conditions.

Key Responsibilities:

  1. Inventory Management: Arranging the inventory, check-in and check-out of properties
  2. Cleaning and Maintenance: Organising cleaning and maintenance of properties, including arranging for repairs and maintenance work to be carried out
  3. Pre-let Works: Organising additional pre-let works, such as decorating and refurbishing properties
  4. Emergency Repairs: Organising emergency repairs and maintenance work to be carried out
  5. Tenant Liaison: Liaising with tenants regarding repairs and maintenance work
  6. Financial Management: Paying routine outgoings, processing rent and providing statements of accounts
  7. Property Management: Managing properties during vacant periods, including costing dilapidations at the end of tenancies and preparing properties for re-letting
  8. Compliance: Ensuring compliance with GSR certification and TDS regulation
  9. Record Keeping: Keeping up-to-date records of property details and relevant notes on the system

Requirements:

  1. Experience: 2-3 years' residential property management experience
  2. Qualifications: ARLA qualified
  3. Knowledge: Strong knowledge of the housing act, relevant property legislation and arbitration process
  4. Skills: Experience progressing deposit releases, move in and negotiating tenancy renewals; efficient in addressing maintenance queries and achieving successful completion
  5. IT Literacy: IT literacy of Windows, Outlook, Word, Excel and Property software
  6. Personal Qualities: Friendly and approachable; live in south west London; full UK driving licence preferred
