About the Role

We are seeking a highly skilled and experienced Assistant Building Manager to join our team at Hines. As a key member of our property operations team, you will be responsible for providing exceptional service delivery of building management services, including maintenance, repairs, and administration.

Key Responsibilities

  • Maintain and manage the client's property in a cost-efficient manner, ensuring compliance with all relevant laws and regulations.
  • Protect the interests of the client/Helix Property Advisors as their representative, conducting all facilities/building-related business in a professional and businesslike manner.
  • Total familiarization with all layouts and systems for the building, including maintenance and repair requirements.
  • Liaise with the Facilities/Senior Building Manager to ensure compliance with all H&S regulations and legal requirements at the building.
  • Administration to adhere to Helix, Safety, Health & Environmental (SHE) policies and any operational procedures.
  • Act within the authority delegated by Helix Property.
  • Perform other duties as necessary to ensure the smooth and efficient running of the building.

Requirements

  • Proven facilities/administrative experience, with a strong background in building management.
  • Experience of liaising with clients, tenants, consultants, and local authorities.
  • Experience of managing planned building evacuations, fire warden coordination/training.
  • Knowledge of current Health & Safety legislation.
  • Hard Services Contract Management (M&E & Lifts).
  • Experience of compiling budgets, invoice management, and variance reporting.
  • Knowledge of addressing actions raised in insurance inspections and overseeing risk management systems.
  • IOSH certification.
  • Similar experience within a competitor company.
  • Basic understanding of commercial leases/service charges.
  • Strong communication skills, both verbal and written.
  • Good numerical skills, including computer literacy (Excel, Word, MS Outlook).
  • Ability to work alone or as part of a team.
  • Able to use initiative and take responsibility.
  • Ability to work under pressure.
