Job Opportunity: Experienced Property Manager

About the Role

We are seeking an experienced Property Manager to manage all aspects of Property & Asset Management on behalf of one of our major infrastructure clients. This is a hybrid role and their office is based in a central location.

Main Responsibilities:

  • Day-to-day Management: Oversee a mixed property portfolio, ensuring smooth operations and maximizing returns.
  • Leasing and Letting: Manage the leasing and letting of properties, including negotiations with tenants and landlords.
  • Rent Reviews and Lease Renewals: Conduct and manage rent reviews and lease renewals, ensuring compliance with relevant legislation.
  • Asset Acquisition: Handle the acquisition and onboarding of new assets into the portfolio, including due diligence and risk assessment.
  • Property Disposal: Identify and assist with the disposal of surplus property, maximizing returns and minimizing costs.
  • Rent Collection: Collect rents and other dues, including chasing arrears and managing debt recovery.
  • Facilities Management Liaison: Ensure all compliance checks are complete, including health and safety and environmental regulations.
  • Property Maintenance: Organize and manage improvements, repairs, and maintenance, ensuring properties are well-maintained and compliant with regulations.
  • Property Inspections: Undertake annual and periodic property inspections, identifying potential issues and implementing corrective actions.
  • Asset Management: Identify and implement asset management opportunities, maximizing returns and minimizing risks.
  • Development Opportunities: Identify strategic development opportunities, including redevelopment and refurbishment projects.
  • Stakeholder Management: Manage relations with key stakeholders, including tenants, landlords, and contractors.
  • Client Reporting: Provide accurate and timely client reports, including financial and operational updates.
  • Legislation Knowledge: Maintain a strong working knowledge of relevant legislation, including property law and regulations.
  • Site Visits: Conduct site visits for various inspections and contractor meetings, ensuring compliance with regulations and best practices.

Qualifications and Skills

  • Experience: Previous experience in residential property management is essential, with a strong track record of delivering results.
  • Skills: Strong client, tenant, stakeholder, and contractor management skills. Proficient in Word, Excel, and Outlook, with experience of property management software.
  • Attributes: Highly organized with good time management skills, able to work under pressure and meet deadlines.
