We are seeking an experienced Property Manager to join our team at Carter Jonas. As a key member of our Property Management team, you will be responsible for the day-to-day management of our mixed property portfolio.
Key Responsibilities- Leasing and letting of properties, including negotiating and agreeing lease terms.
- Undertaking rent reviews and lease renewals to ensure optimal returns for our clients.
- Managing the acquisition and onboarding of new assets into the portfolio, including conducting due diligence and ensuring compliance with relevant regulations.
- Identifying and assisting with the disposal of surplus property, including marketing and negotiating sales.
- Collecting rents and other monies due, including chasing arrears and resolving any disputes.
- Liaising with our Facilities Management team to ensure all compliance checks are complete and up-to-date.
- Managing and organizing improvement, repair, and maintenance work for residential properties, including liaising with tenants and contractors, arranging access, and checking that works are completed.
- Undertaking annual and periodic property inspections to ensure compliance with relevant regulations and to identify any potential issues.
- Identifying and implementing asset management opportunities to optimize returns for our clients.
- Managing relations with key stakeholders, including tenants, contractors, and other third-party service providers.
- Providing accurate and timely client reports to ensure our clients are informed and up-to-date on the performance of their properties.
- Maintaining a strong working knowledge of relevant legislation, including compliance and CDM regulations.
- Undertaking site visits as necessary to read meters, undertake audible fire alarm tests, meet contractors, and to carry out basic inspections.
We are looking for a highly organized and experienced Property Manager with a strong working knowledge of property management principles and practices. You will have previous experience of residential property management and knowledge of compliance and CDM regulations will be helpful, but not essential. You will also have strong experience of dealing with clients, tenants, stakeholders, and contractors, as well as experience of working in a fast-paced environment where professionalism and flexibility are essential.
You will be highly organized, with good time management skills and possess a good working knowledge of Word, Excel, and Outlook. You will also be able to work independently and as part of a team, with a strong attention to detail and ability to prioritize tasks effectively.
