We are seeking an experienced Property Manager to join our team at Carter Jonas. As a key member of our Property Management team, you will be responsible for the day-to-day management of our mixed property portfolio.
Key Responsibilities- Leasing and Letting: Secure new lettings and manage existing leases to maximize rental income.
- Rent Reviews and Lease Renewals: Negotiate rent reviews and lease renewals to ensure optimal terms for our clients.
- Asset Acquisition and Onboarding: Identify and acquire new assets to add to our portfolio, and ensure a smooth onboarding process.
- Disposal of Surplus Property: Identify and dispose of surplus property to optimize our portfolio.
- Financial Management: Collect rents and other monies due, and chase arrears to minimize financial losses.
- Facilities Management Liaison: Liaise with our Facilities Management team to ensure compliance with all relevant regulations.
- Property Maintenance and Repairs: Manage and organize improvement, repair, and maintenance work for residential properties, including liaison with tenants and contractors.
- Property Inspections: Conduct annual and periodic property inspections to ensure compliance with regulations and optimal property condition.
- Asset Management Opportunities: Identify and implement asset management opportunities to maximize value.
- Strategic Development Opportunities: Identify and pursue strategic development opportunities to grow our portfolio.
- Stakeholder Management: Manage relations with key stakeholders, including clients, tenants, and contractors.
- Reporting: Provide accurate and timely client reports to ensure transparency and accountability.
- Legislative Compliance: Maintain a strong working knowledge of relevant legislation and regulations.
- Site Visits: Conduct site visits as necessary to read meters, undertake audible fire alarm tests, meet contractors, and conduct basic inspections.
We are looking for a highly organized and experienced Property Manager with a strong working knowledge of compliance and CDM regulations. You will have previous experience of residential property management, and be able to work in a fast-paced environment where professionalism and flexibility are essential. You will also possess good time management skills and a good working knowledge of Word, Excel, and Outlook.
