Property Income Management Officer

Duration: Initially 4 Months
Location: Hybrid model with office presence required 1-2 days per week
Essential Requirements: Proficient knowledge of Rent Sense & Northgate is crucial for this position.
Role Overview:
Oversee a portfolio of properties aimed at optimizing rental income, which amounts to approximately £70 million annually. Function within a commercial framework to ensure exceptional customer service, enhancing resident satisfaction and fostering long-term tenancies. Implement operational and legal procedures to enhance rental income while adhering to statutory regulations, council policies, procedural guidelines, court protocols, and performance metrics.
Key Responsibilities:
- Administer a designated area of rent accounts, serving as the primary contact for residents regarding various inquiries, from refund requests for credit accounts to eviction processes.
- Enhance income through proactive engagement as soon as rent accounts fall into arrears, emphasizing personal communication via phone calls and home visits.
- Ensure all cases comply with the council's approved escalation procedures for rent arrears, including adherence to court pre-action protocols. Document and justify any deviations from recommended actions. Establish and monitor repayment agreements with residents, crafting personalized correspondence that emphasizes the necessity of settling arrears while demonstrating excellent customer service.
- Achieve individual and team targets reflective of a dynamic, commercially-focused team dedicated to maximizing the collection of the annual debit of approximately £70 million, while fostering a collaborative environment.
- Increase the uptake of Housing Benefit and take the lead in identifying cases where extensive knowledge of Housing Benefit regulations can assist the Housing Benefit Assessment Officer in reviewing and awarding backdated benefits.
Candidate Profile:
Knowledge & Skills:
- Thorough understanding of housing legislation, regulatory frameworks governing housing, relevant case law, welfare reforms, and court pre-action protocols.
- Experience in income management within a social housing context, adept at navigating associated challenges.
- Comprehensive knowledge of welfare benefits policies and legislation.
- Proven experience in establishing sustainable repayment arrangements for residents facing rent arrears.
- Strong listening skills, with the ability to quickly and clearly assimilate information from residents and colleagues.
- Proficient in collaborative teamwork with colleagues.
