Role Overview:
As a Rental Income Support Officer, you will oversee a portfolio of properties aimed at optimizing rental revenue, which is approximately £70 million annually. You will operate within a commercial framework to ensure exceptional customer service, contributing to enhanced resident satisfaction and the stability of tenancies. Your responsibilities will include executing operational and legal procedures to maximize rental income while adhering to statutory regulations, council policies, and performance metrics.
Key Responsibilities:
1. Manage a designated area of rent accounts, serving as the primary contact for residents on various inquiries, from refund requests to eviction processes.
2. Enhance income through proactive engagement as soon as accounts fall into arrears, focusing on personal communication via phone calls and home visits.
3. Ensure adherence to the council's approved escalation protocols for rent arrears, including compliance with court pre-action protocols. Document and justify any deviations from recommended actions, and establish repayment agreements with residents.
4. Achieve personal and team targets reflective of a dynamic, commercially focused team dedicated to maximizing the collection of the annual debit of approximately £70 million, fostering excellent teamwork.
5. Promote the uptake of Housing Benefit and lead efforts in identifying cases where in-depth knowledge of Housing Benefit regulations can assist the Housing Benefit Assessment Officer in reviewing and awarding backdated benefits.
Candidate Profile:
Knowledge & Skills:
- Thorough understanding of housing legislation, regulatory frameworks, and relevant case law.
- Experience in income management within a social housing context and effectively addressing associated challenges.
- In-depth knowledge of welfare benefits policies and legislation.
- Proven track record in establishing sustainable repayment arrangements for residents.
- Strong listening skills and the ability to quickly assimilate information from residents and colleagues.
- Collaborative approach to working with team members.
