Job Title: Facilities and Maintenance Manager

Location: The Oren, Hampstead Heath

Salary: Up to £40,000 PA. (Dependent on Experience) + Elysian Benefit Package

Role Overview:

We are seeking a skilled Facilities Manager to oversee maintenance operations within a vibrant residential community.

The Oren is a luxury retirement community where you will be tasked with managing both planned and reactive maintenance for all residential units and communal spaces.

This is a new team, offering you the chance to influence operational practices at The Oren.

Key Responsibilities:

  • Manage both planned and reactive maintenance for interior and exterior spaces, ensuring compliance with company standards.
  • Coordinate community events and oversee daily tasks related to waste management.
  • Conduct regular inspections of facilities and equipment, implementing strategies to enhance customer satisfaction.
  • Collaborate with department heads on preventative maintenance and ensure compliance with relevant laws and regulations.
  • Maintain accurate records of mechanical, electrical, and structural elements of the building.
  • Perform weekly/monthly/quarterly statutory checks/tests.
  • Ensure safe access to public areas and adequate lighting.
  • Oversee snow and ice removal, mitigate potential hazards, and enforce emergency protocols.
  • Promote health and safety awareness among staff.
  • Supervise third-party contractors on-site, ensuring adherence to policies and promptly addressing any issues.
  • Conduct home inspections, assist with pre-move-in checks, and participate in weekly defect discussions.
  • Manage tools and workshop resources responsibly.
  • Complete work orders within service level agreements, inform new residents of available services, and maintain professionalism with residents.

Candidate Profile:

  • Minimum of 3 years' experience in maintenance, mechanical and electrical, or fabric engineering.
  • Experience in healthcare, leisure, or hospitality sectors is advantageous.
  • Fully qualified electrician with expertise in HVAC, BMS, fire safety, waste management, health and safety, and planned preventative maintenance.
  • Proficient in IT with strong communication and administrative skills.
  • Highly organized with the ability to prioritize tasks effectively.
  • Valid UK driver's license with a clean record.
  • Line management experience is preferred but not mandatory.
  • Willingness to work flexible hours, including weekends, with variable shift patterns based on business needs.
