3CHA is a Registered Provider of Social Housing. Based in Milton Keynes we have around 850 bedspaces of temporary supported housing in the Midlands, North East and North West of England
We are seeking a highly organised, creative and energetic individual with excellent property management and administration skills to provide operational support to the Head of Operations.
The Housing Operations Officer ensures that our residents are living in safe, secure and well managed accommodation. You will be undertaking property inspections and work with our managing agents to ensure that compliance certificates are up to date, accommodation is of a good quality and any actions identified are completed in a timely way.
You will be home based. and be willing to travel to other locations as required which may need an overnight stay. The majority of the current stock is located in Birmingham and Milton Keynes where the role will be focused.
You will need to be able to plan and organise your own workload with attention to detail, and to be confident with using a computer and a range of software programmes, including MS Office
3CHA have ambitions to grow our general needs offer and the Housing Operations Assistant will be developed to provide a full housing management service.
Previous experience in social, supported, or rental housing management or maintenance is helpful but not essential. Personal characteristics required will be a commitment to better housing outcomes and ability to empathise with people in need.
**Hours** - 20 hours per week
**Home based** - Working hours to be agreed but flexibility to meet the needs of the business is required.
**Holiday** - 25 days (FTE) plus bank holidays
**Probationary period** - 6 months
**Salary** - £14.50 per hour
**JOB DESCRIPTION**
**Key tasks**
There are two main areas of work
1.To work as part of a small team, providing housing and property management for a Registered Provider:
- Entry and analysis of data onto 3CHA’s Housing Management software systems with Housing Administrator
- Monitor compliance of property health and safety requirements, collaborating with partner agencies to ensure that all testing and reports are renewed promptly, prior to expiry
- Undertake property inspections and records on behalf of 3CHA ensuring properties are maintained at the required standard and work with managing agents to rectify any areas of concern
- Represent 3CHA at property inspections by third parties, for example a local authority Exempt Accommodation Team
- Support managing agents to investigate and manage complaints of anti social behaviour
- Support the Head of Operations to undertake internal quality audits as required
- Provide performance information for the Head of Operations, Directors and Management Board as required
- Support partner agencies with data entry for the housing management system - including providing additional training if necessary.
- Work alongside the Housing Administrator to send out surveys and questionnaires to residents, collating results and providing reports for the Head of Operations, Directors and Board
- Support the Head of Operations in meeting 3CHAs regulatory obligations
- Ensure that the complaints handling process is completed in line with 3CHA complaints procedure and that outcomes are recorded
