About:


As a Contracts Manager at ACT you will oversee the implementation of standard JCT contracts across multiple high-end residential construction projects.

You will manage internal project teams, sub-contractors, and ensure the adherence to ACT's processes and procedures.

You will lead client meetings, maintain client contact, and facilitate communication with consultants. Your role includes controlling the overall construction programme and planning, reviewing, and issuing Extension of Time (EOT) claims.

You will be responsible for the commercial success and risk management of projects while maintaining high standards of Health and Safety (H&S).


Key Responsibilities:

Contract Management:

nImplement and manage standard JCT contracts across multiple high-end construction projects.nEnsure compliance with contractual obligations and ACT's processes and procedures.nReview and issue EOT claims as necessary.


Client and Consultant Communication:

nLead client meetings and maintain regular contact with clients to ensure satisfaction and address concerns.nFacilitate communication between clients, consultants, and the project team.nEnsure all stakeholders are kept informed of project progress, changes, and issues.


Project Team Management:

nLead and manage internal project teams to ensure effective execution of project plans.nFoster a collaborative and productive team environment.nMonitor team performance and provide guidance and support to achieve project objectives.


Sub-Contractor Management:

nSelect, appoint, and manage sub-contractors for various projects.nEnsure sub-contractors comply with contractual terms and conditions.nMonitor sub-contractor performance and address any issues promptly.


Programme and Planning Control:

nOversee the overall construction programme and planning activities.nIdentify detailed project schedules and ensure timely execution.nConduct potential delays and implement corrective actions to keep projects on track.


Commercial Success and Risk Management:

nEnsure the commercial success of projects by managing budgets, costs, and financial performance.nIdentify and mitigate project risks to minimize impact on project delivery.nConduct regular financial reviews and report on project profitability.


Health and Safety Standards:

nMaintain high standards of Health and Safety across all responsible projects.nEnsure compliance with all relevant H&S regulations and company policies.nConduct regular H&S audits and address any issues promptly.


Skills & Requirements:


Proven experience as a Contracts Manager in high-end residential construction.nIn-depth knowledge of JCT contracts and construction law.nStrong project management and planning skills.nExcellent leadership and team management abilities.nStrong commercial acumen and risk management skills.nExcellent communication and negotiation skills.nProficiency in project management software and tools.nComprehensive understanding of Health and Safety regulations in construction.nProfessional certifications such as MRICS, MCIOB, or PMP.nExperience with high-end residential projects in a similar role.
