Job Description

We’re recruiting for a Director of Delivery and Aftercare to join our Affordbale Homes business. 

The appointee will report to the Director of Development & Partnerships and will assume a leadership position in overseeing construction and quality management across all Development sites. Additionally, the role entails a commitment to continuous improvement, sharing best practices to guarantee that projects are navigated through the development process in an efficient and effective manner. The appointee will also spearhead construction-related Safety, Health, and Environmental issues, which encompasses the creation and upkeep of the company's Health & Safety Plan and ensuring that delivery teams fully comply with Health & Safety regulations.

What you'll be doing:

 

  • Ensure accountability for the successful delivery of all affordable housing schemes, from the exchange of contracts through to practical completion and the Aftercare period
  • Pro-actively manage the direct reports to ensure all schemes are delivered to consistently high standards of safety, cost, programme and quality. Benchmark these standards and implement continuous improvement
  • In collaboration with the Head of Pre-Construction, ensure that effective contracting arrangements are established for each project, aligning with the necessary approvals and business risk parameters. Provide expertise to support negotiations on all construction contracts
  • In collaboration with the Head of Pre-Construction and the Head of Delivery, I offer expertise in the selection and oversight of all sanctioned project consultants and contractors. I consistently evaluate the performance of contractors, consultants, and the Employer's Agent or Clerk of Works (CoW), ensuring that best practices are maintained and continuous improvement is realized throughout the company
  • Lead the Delivery and Aftercare team to provide assistance to Head of Pre Construction, Development & Commercial Managers/Development Managers in the delivery of projects
  • The role involves overseeing Aftercare, managing defects, and establishing a transparent protocol for the deduction of retention funds throughout the programme. It is essential to collaborate closely with the Customer Care and Complaints Management Team to ensure that defects are promptly addressed to the customer's satisfaction
  • Maintain the master plan of all project risk registers throughout the project lifecycle, ensuring the team regularly review and update these as risks change. Report on key risks across the programme to the Business Committee
  • Manage and monitor the monthly reforecasting of programmes, payments and variations for all schemes that the role holder is accountable for
     

Qualifications

Who we're looking for:

  • A proven track record as a Head of Construction and/or Delivery or Project Management leading multiple projects across a wide area
  • Solid record of the successful delivery of multiple housing development schemes across multiple sites
  • Maintaining trustworthy relationships with contractors, house builders and potential future partners and clients
  • Experience in leading large teams
  • Extensive experience in contract negotiation and management.
  • Knowledge of construction in the residential housing sector
  • Acting efficiently and productively within defined decision-making processes
  • Financial and programme management of multiple housing schemes
