Property Leasing Specialist

The Leasing Specialist is a key member of our team at Sterling Karamar Property Management, responsible for leasing units and maintaining an occupancy rate of 100% in a portfolio of multi-residential apartments.

Key Responsibilities:

  • Manage the flow and responses from sales leads to completion of lease for all properties in assigned portfolio.
  • Respond to rental inquiries in a timely, pleasant, and informative way.
  • Maintain a working knowledge of competitive buildings and conduct regular market surveys.
  • Provide feedback and recommendations on rental rates, promotions, and overall market conditions.

Leasing and Lease Administration:

  • Encourage online leasing process for applications, including deposits and pre-authorized payment.
  • Maintain customer database and ensure all leads are responded to and traffic documented.
  • Provide prospective residents with rental application form or online instructions.
  • Return monies to 'declined' applicants as per company policy.
  • Manage leasing metrics on traffic conversion from lead to lease.

Preparation for Leasing and New Residents:

  • Inspect vacant units on a weekly basis.
  • Ensure units are clean and well-maintained, coordinating with Property Manager if necessary.

Administrative and Office Support:

  • Ensure effective filing of relevant documents.
  • Communicate effectively with Residential Property Manager and Marketing and Leasing Teams.
  • Utilize leasing/sales strategies.
  • Intermediate understanding of MS Office.
  • Ability to understand and speak a second language, an asset.
  • A valid driver's license and access to a vehicle is preferred.
