About the Role

We are seeking an experienced Property Asset Manager to oversee the management of a mixed property portfolio on behalf of one of our major infrastructure clients. This is a hybrid role with a base in Warrington, offering a unique blend of property and asset management responsibilities.

Main Responsibilities:

  • Portfolio Management: Oversee the day-to-day management of a diverse property portfolio, ensuring smooth operations and optimal performance.
  • Leasing and Letting: Manage the leasing and letting of properties, including negotiations with tenants and landlords.
  • Rent Reviews and Lease Renewals: Conduct and manage rent reviews and lease renewals, ensuring fair and competitive terms.
  • Asset Acquisition: Handle the acquisition and onboarding of new assets into the portfolio, including due diligence and integration.
  • Property Disposal: Identify and assist with the disposal of surplus property, maximizing returns and minimizing losses.
  • Rent Collection: Collect rents and other dues, including chasing arrears and resolving any disputes.
  • Facilities Management Liaison: Ensure all compliance checks are complete, maintaining a high level of service quality.
  • Property Maintenance: Organize and manage improvements, repairs, and maintenance, ensuring properties are well-maintained and compliant with regulations.
  • Property Inspections: Undertake annual and periodic property inspections, identifying areas for improvement and ensuring compliance.
  • Asset Management: Identify and implement asset management opportunities, maximizing returns and minimizing risks.
  • Development Opportunities: Identify strategic development opportunities, aligning with the company's goals and objectives.
  • Stakeholder Management: Manage relations with key stakeholders, including tenants, landlords, and contractors.
  • Client Reporting: Provide accurate and timely client reports, ensuring transparency and accountability.
  • Legislation Knowledge: Maintain a strong working knowledge of relevant legislation, ensuring compliance and minimizing risks.
  • Site Visits: Conduct site visits for various inspections and contractor meetings, ensuring properties are well-maintained and compliant.

Qualifications and Skills

  • Experience: Previous experience in residential property management is essential, with a strong track record of success.
  • Skills: Strong client, tenant, stakeholder, and contractor management skills, with proficiency in Word, Excel, and Outlook.
  • Attributes: Highly organized with good time management skills, able to work independently and as part of a team.
