Job Summary:

We are seeking a highly experienced and skilled Head of Property Management to join our team at Hays Specialist Recruitment Limited. As a key member of our property management team, you will be responsible for leading the commercial property management function, managing a small internal team and a range of external building managers to deliver a consistent service across the portfolio.

About the Role:

  • Lead the Commercial Property Management function and manage a small internal team and a range of external building managers to deliver a consistent service across the portfolio.
  • Manage property risks, including health and safety, maintenance, and ensure compliance with relevant regulations.
  • Provide input to scheme design during new development stages, working closely with project teams to ensure that property management considerations are taken into account.
  • Oversee the day-to-day management of managing agents on various projects and the wider portfolio, ensuring that they are delivering high-quality services to our clients.
  • Drive rental income across the portfolio through effective property management strategies and initiatives.
  • Establish and implement KPIs and regular performance reviews for managing agents, including detailed oversight of voids and bad debt.
  • Improve lettings, tenant relations, and engagement through effective communication and relationship-building.
  • Manage the team on-site and others off-site, ensuring that they have the necessary resources and support to deliver their roles effectively.
  • Conduct regular tenancy inspections to ensure compliance and identify areas for improvement.
  • Assist with commercial rent reviews and applications, providing expert advice and guidance to clients.

About You:

To be successful in this role, you will need to have a strong background in property management, with experience of leading teams and managing complex property portfolios. You will also need to have excellent communication and interpersonal skills, with the ability to build strong relationships with clients and stakeholders.
