Job Description

Job Title: Residential Development Manager

Salary: £29,000 - £33,000 per annum plus benefits

Hours: 9:00am - 17:00pm (35 hours per week)

Contract: Flexible hybrid working

About the Role:

We are seeking an experienced Facilities Manager or Property Manager to join our team as a Residential Development Manager. As a key member of our property management team, you will be responsible for the day-to-day management of our residential developments, ensuring that they are well-maintained, safe, and meet the needs of our residents.

Main Responsibilities:

  • Manage a £1.7 million service charge budget, ensuring that all expenses are properly accounted for and that the budget is balanced.
  • Oversee the maintenance and repair of 387 residential units, ensuring that all work is carried out to a high standard and that residents are satisfied with the service.
  • Develop and implement effective service level agreements with contractors and suppliers, ensuring that all work is carried out to a high standard and that residents are satisfied with the service.
  • Identify and deliver on-going training needs to support the team, ensuring that all staff have the skills and knowledge they need to perform their roles effectively.
  • Monitor and manage performance, setting guidelines and managing holiday/sickness absences, and organizing shift cover as required.
  • Effective cost control and review of expenditure and accounts, including assisting with setting service charges and presenting of accounts together with preparation and presentation of bi-monthly financial summary reports.
  • Hold proactive customer/contractor and client meetings, ensuring that issues are promptly administered and dealt with within the agreed timeframes.
  • Investigate and respond to complaints, up to Stage 1, and collaborate with the Regional Manager in Stage 2 complaints responses.
  • Undertake required risk assessments, health and safety checks, and routine testing requirements, ensuring that concerns are acted upon and completed within the given timeframe.
  • Support with the monitoring and supervision of contractors, carrying out works on and around the development, raising of works orders, and ensuring that all orders are monitored and delivered within the designated time frame.
  • To ensure that all irregular incidents are investigated and reported to the development manager, and to provide a response to emergency queries (out of normal office hours) directing colleagues as appropriate, including attendance where necessary.
  • Carry out regular inspection audits of the site and take/organize remedial action if and when required, ensuring that the fabric of the building, both externally and internally, is maintained and serviced to a high standard, including the achievement of all KPIs set.

Essential and Desirable Requirements:

  • Essential - previous people manager experience x 2 years
  • Drivers license
  • Desirable but not essential - budget and service charge accounting experience
  • Desirable but not essential level 2 or ATPI qualified or willing to work towards
