Job Summary:

The Recruitment Experts is seeking an experienced Commercial Property Manager to lead our sales and lettings efforts for a diverse portfolio of commercial properties in Essex. As a key member of our team, you will be responsible for overseeing the sales and lettings process, conducting property valuations and surveys, and developing strategic plans to maximize property exposure and profitability.

Key Responsibilities:

  • Lead Sales and Lettings: Oversee the sales and lettings process for a diverse portfolio of commercial properties, ensuring effective marketing and negotiation strategies.
  • Property Valuations and Surveys: Conduct thorough property valuations and surveys to determine accurate market values and rental income potential.
  • Strategic Planning: Develop and implement strategic plans to maximize property exposure and profitability, including market analysis and pricing strategies.
  • Client Management: Liaise with property owners, buyers, and tenants to provide exceptional service and advice, ensuring high levels of customer satisfaction.
  • Market Analysis: Conduct market analysis to inform pricing strategies and rent reviews, staying up-to-date with market trends and developments.
  • Property Marketing: Oversee property marketing efforts, ensuring effective online and offline campaigns to attract potential buyers and tenants.
  • Lease Negotiations: Manage lease negotiations, ensuring compliance with legal and regulatory standards, and maximizing rental income potential.

Package:

  • Basic Salary: £35,000 per annum
  • Commission and Bonus Pay: Uncapped OTE salary of £60,000 - £65,000 per annum
  • Benefits: Mercedes company car or car allowance circa £5,000 per annum, 20 days holiday + bank holidays, closed between Christmas and New Year

Qualifications and Skills:

  • RICS Qualification: Must have a RICS qualification
  • Commercial Property Experience: Proven experience in commercial property sales and lettings
  • Market Knowledge: Strong understanding of the Essex commercial property market
  • Negotiation and Communication Skills: Excellent negotiation, communication, and interpersonal skills
  • Organizational Skills: Ability to work independently and as part of a team, with strong organizational skills and the ability to manage multiple priorities
