We are seeking an experienced Estates Surveyor to join our Property and Asset Management Team at Essex County Council. The successful candidate will be responsible for managing a portfolio of commercial and corporate properties, ensuring maximum value for the Council.
Key Responsibilities- Manage landlord and tenant relationships, including leasehold and rent review negotiations.
- Monitor debt on allocated portfolios and take instructions for enforcement action.
- Progress leases, licenses, and other agreements from Heads of Terms to completion.
- Conduct property and land inspections to check obligations and document records.
- Deal with estates issues such as land management disputes and unauthorized structures.
- Ensure health and safety and EPC compliance for areas under landlord control.
- Support the Council's annual asset valuation program and provide professional advice.
- Assist in the preparation and implementation of the annual Asset Management Plan.
- Several years' post-qualification experience in estates management on commercial and corporate property portfolios.
- Membership of RICS is desirable.
- Experience in conducting rent reviews, lease renews, and transaction negotiations.
- Ability to work in a pressurized environment and prioritize work.
- Good ability to utilize the Council's property database and Microsoft Office.
- Ability to build and maintain strong relationships with stakeholders.
