Job Summary: We are seeking a highly skilled and experienced Quantity Surveyor to join our Commercial team at Bellway Homes. As a key member of our team, you will be responsible for managing the commercial aspects of our developments, ensuring that targets are met and budgets are controlled.
Key Responsibilities:
- Produce detailed budgets and site start budgets for each development, ensuring accurate cost control and management.
- Conduct regular valuations and material cost to complete exercises to ensure accurate financial reporting and forecasting.
- Manage sub-contract payments and final accounts, ensuring timely and accurate payment to sub-contractors.
- Produce sub-contract orders and ensure compliance with Group Commercial Policy.
- Conduct on-site measurements and assess payments to contractors, ensuring accurate and timely payment.
- Attend and contribute to various meetings, including pre-order meetings, quarterly valuation meetings, and project review meetings with senior management and external contractors.
- Manage all sub-contract orders on site, meeting with sub-contractors as required.
- Maintain trade specifications and ensure compliance with company standards.
- Price customer extras and liaise with sales department as necessary.
- Manage Professional Fees Budget and assist with material buying when required.
- Assist the Estimator and/or Commercial Manager with take-offs for land appraisals when required.
Requirements:
- Experience of working as a Quantity Surveyor or Surveyor with a residential house builder.
- HND/HNC Building Studies or equivalent qualification.
- GCSE Grade C/4+ or equivalent in English and Maths.
- Current CSCS card or equivalent is desirable.
Skills and Aptitude:
- Strong communication and listening skills, with good negotiation skills.
- Highly motivated to deliver quality developments.
- Ability to work on own as well as part of a team.
- Excellent attention to detail and demonstrates ability to meet deadlines.
- IT literate and the ability to adapt to new systems.
- Good administration skills.
- Committed to diversity and inclusion.
Working Conditions:
- Office based role, with travel within the Divisional area.
- Ability to travel to development sites as and when required.
- Please note this role is subject to a basic DBS and financial pre-employment checks.
