About the Role

We are seeking a highly skilled Property Portfolio Manager to join our team at Blue Arrow. As a key member of our property management team, you will be responsible for the efficient and effective management of our property portfolio, which includes 82 sites across various sectors.

Key Responsibilities
  • Property Management: Oversee the letting of vacant properties, including the appointment of agents, negotiation of heads of terms, and preparation of Board reports.
  • Sub-Tenant Management: Proactively manage the existing sub-tenant portfolio to ensure timely invoicing, reduction in arrears, and minimization of voids.
  • Lease Renewals and Rent Reviews: Proactively manage sub-lease open market rent reviews and lease renewals to maximize rental income.
  • Portfolio Optimization: Identify opportunities to improve the management of the portfolio and implement strategies to achieve this.
  • Landlord Relationships: Maintain good relationships with key landlords and negotiate rent reviews and lease renewals.
  • Lease Administration: Review leases and provide advice to ensure the portfolio is managed appropriately.
  • Business Rates Management: Monitor business rates liability and instruct specialist advisors to submit MCC appeals.
  • Estate Inspections: Conduct regular inspections of the estate in accordance with good estate management principles.
  • Capex and Board Papers: Support the Head of Estates Development and Property Director in the preparation of capex papers and Board papers.
  • Team Support: Support the Head of Estates Development and Property Director in the management of estates-related queries, challenges, and opportunities.
Requirements
  • Experience: Previous experience as a Property Manager or similar with commercial property management experience.
  • Knowledge: Experience and knowledge of the UK commercial property market covering the leisure, retail, and office sectors.
  • Negotiation Skills: Knowledge of negotiation of property transactions, including disposals, rent reviews, and lease renewals.
  • Landlord and Tenant Law: A sound knowledge of landlord and tenant law.
  • Geography and Legal Systems: A knowledge of the geography of the UK and the differing property and legal systems in England/Wales and Scotland.
  • Qualifications: A degree in Real Estate or a qualified Chartered Surveyor MRICS with significant post-qualification experience.
  • Travel: Willingness to travel across the UK with the possibility of sometimes being abroad.
  • Interpersonal Skills: Strong interpersonal skills in dealing with internal and external stakeholders to deliver the best results for the business.
  • Attention to Detail: Strong attention to detail.
  • Communication Skills: Excellent communication skills, both written and verbal.
  • Self-Motivation: Self-motivated, with high service delivery skills.
  • Organization: Committed and organized.
  • Microsoft Office: Excellent knowledge of Microsoft Office.
