As a key member of our estate management team, you will be responsible for the efficient and effective management of our property portfolio, which includes 82 trading bingo clubs, retail, office, and other non-residential properties.
Key Responsibilities- Property Management: You will work closely with the Head of Estate Management to provide proactive and detailed management of the property portfolio, ensuring that occupational costs are minimized, and rental income is maximized.
- Letting and Sub-Letting: You will be responsible for the letting of vacant properties, including the appointment of agents, negotiation of heads of terms, and preparation of Board reports.
- Sub-Tenant Management: You will proactively manage the existing sub-tenant portfolio to ensure timely invoicing, reduction in arrears, and minimization of voids.
- Lease Renewals and Rent Reviews: You will negotiate rent reviews and lease renewals, ensuring that the portfolio is managed appropriately and that rental income is maximized.
- Relationship Management: You will maintain good relationships with key landlords and stakeholders, ensuring that their needs are met and that the business is represented effectively.
- Business Rates and Insurance: You will monitor and manage business rates liability, instructing specialist advisors as necessary to submit MCC appeals.
- Capex and Estates Development: You will support the Head of Estate Development and Property Director in the preparation of capex papers, Board papers, and other estates-related documents.
- Commercial Property Management Experience: You will have previous experience in commercial property management, with a strong understanding of the UK commercial property market.
- Knowledge of Landlord and Tenant Law: You will have a sound knowledge of landlord and tenant law, including negotiation of property transactions.
- Strong Interpersonal Skills: You will have strong interpersonal skills, with the ability to communicate effectively with internal and external stakeholders.
- Excellent Attention to Detail: You will have excellent attention to detail, with the ability to manage multiple tasks and priorities effectively.
