Job Title: Leasing Executive

Job Summary:

We are seeking a highly motivated and experienced Leasing Executive to join our team at Jackson Sims Recruitment Ltd. As a Leasing Executive, you will be responsible for managing all aspects of property leasing, including enquiries, viewings, tenancy progression, and contract management.

Key Responsibilities:

  • Enquiries and Viewings: Manage all aspects of property enquiries, including responding to phone calls, emails, and in-person visits, ensuring speedy responses in line with Service Level Agreements (SLAs).
  • Tenancy Progression: Oversee the tenancy progression process, including contracting, conversion rates, and ensuring compliance with relevant laws and regulations.
  • Contract Management: Draft and issue contracts for the General Manager or Resident Services Manager to compliance check and sign.
  • Marketing and Promotion: Work with the marketing team to ensure properties are listed on online platforms and promoted effectively.
  • Relationship Management: Manage relationships with letting agents, ensuring they provide correct documentation for applications and manage relationships as required.
  • Reference Checks: Send applicants for referencing and manage the referencing process.
  • Inventory Management: Support with inventories, pre-tenancy checks, and any other work related to the tenancy as required.
  • Move-In Induction: Support with move-in induction for residents as required.
  • Reporting and Monitoring: Support the General Managers and wider team in respect of monitoring, SLAs, and reporting.
  • Market Analysis: Monitor feedback from potential and current residents to feed into rental income strategies to ensure we are maximising rental income, renewals, and occupancy.
  • Rental Pricing: Support with renewals and negotiations of price increases in line with client expectations.
  • Competitor Analysis: Conduct market surveys and mystery shopping on a monthly basis.
  • Compliance: Work with the Finance team to ensure compliance with the Housing Act 2004, particularly in relation to Deposit Protection.
  • Void Rates and Renewals: Monitor void rates and renewals.
  • Reporting and Feedback: Ensure weekly reporting and feedback is compiled in a timely manner.
