Schroders Capital Real Estate is in search of a professional with extensive experience in commercial property management, exceptional organizational and analytical capabilities, and a robust work ethic to take on the role of Portfolio Manager, overseeing a collection of retail and leisure properties.
This position will be situated at Schroders' headquarters in London, where the selected candidate will be tasked with developing and executing asset management strategies aimed at enhancing performance across a portfolio of retail and leisure properties held within various Schroders Capital managed direct real estate funds. Responsibilities will include asset-level business planning and financial forecasting of anticipated performance. The role will also necessitate direct involvement in identifying and facilitating new acquisitions and managing disposals in line with fund objectives. Familiarity with asset repositioning, development, and sustainability considerations will significantly contribute to the effectiveness of this role.

• Our Real Estate division is a vital component of Schroders Capital, the private market investment arm of Schroders. This area is a key focus for the Group's growth strategy.
• Schroders Capital stands as one of Europe's leading real estate managers, possessing profound expertise across various real estate sectors with over £26bn in assets under management. We offer investment strategies through a diverse array of open and closed-ended funds, listed REITs, specialized funds, joint ventures, separate accounts, and real estate debt.
• The Real Estate team is composed of highly skilled professionals in real estate fund management, research, acquisitions, asset management, sustainability & impact, and strategic planning, with over 200 members operating from offices throughout the UK, Continental Europe, Asia, and North America.

What you'll do
• You will be directly accountable for a portfolio of UK retail and leisure properties. Your responsibilities will include defining the strategy, actively managing, and ultimately creating and executing business plans for each asset within your portfolio. You will oversee assets across a variety of directly managed Schroders Capital Real Estate funds, gaining exposure to different strategic objectives, return requirements, and ESG targets.
• Reporting to a Lead Portfolio Manager, you will manage a diverse range of assets, including shopping centers, out-of-town retail parks, leisure facilities, and mixed-use developments.
• Your asset management duties will encompass supervising the leasing of vacant spaces, advancing rent reviews and lease renewals, and overseeing property management functions. The ultimate goal is to enhance net operating income across all properties.
• You will take charge of initiating, managing, and delivering value-enhancing reconfiguration and refurbishment projects to optimize asset performance and improve the ESG credentials of your properties.
• Engage with tenants, prospective tenants, agents, and advisors to cultivate your network within the retail and leisure sectors and foster long-term relationships.
• Assist in overseeing the collection of sustainability data by property managers and contribute to Investment Sustainability Action Plans and the long-term ESG vision for the assets.
• Explore and assist with new acquisitions and the management of asset disposals in alignment with fund objectives.
• Communicate recommendations and rationale clearly, supported by financial analysis, and articulate portfolio initiatives to fund management and clients.
