Job Overview

Position: Commercial Manager

Salary Range: £40,000 - £50,000 + Company Vehicle

Location: Various locations available

As a Commercial Manager, you will be responsible for the comprehensive commercial oversight of a varied range of projects or a major single project. Your responsibilities will encompass the supervision and advancement of project surveyors, along with the guidance of trainee and assistant surveyors, ensuring the effective commercial delivery of projects.

Core Responsibilities:

  • Contract Evaluation & Negotiation: Perform in-depth evaluations of proposed contract conditions, suggesting alternative terms as needed to minimize risks. Manage the procurement process for all subcontracted services.
  • Subcontract Oversight: Offer expert guidance on the application of standard subcontract forms across all projects.
  • Payment Oversight: Supervise the management of interim payment requests, ensuring prompt issuance of client payment certificates and receipts.
  • Time Extension Management: Handle extension of time requests and collaborate with the planning department to ensure coherence.
  • Commercial Briefings: Ensure all on-site personnel receive a thorough commercial briefing.
  • Record Management: Inform the project team of necessary records to support additional payments, and ensure diligent maintenance of these records.
  • Variation and Claims Oversight: Measure, assess, and agree on variations, and evaluate formal claims made by subcontractors.
  • Subcontractor Payment Management: Oversee subcontractor payments, issue payment notifications promptly, and evaluate interim and final accounts based on executed work and claims.
  • Project Documentation Management: Ensure all handover documentation is completed and provided by subcontractors.
  • Financial Reporting: Prepare and distribute precise monthly cost forecasts and cash flow statements.
  • Project Review Participation: Attend monthly project review meetings to offer commercial insights.
  • Legal and Commercial Knowledge: Maintain current knowledge of commercial and legal matters.
  • Contract Variations Management: Handle and submit all Main Contract variations in a timely manner.
  • Team Development: Train, coach, and mentor junior commercial personnel.

Essential Skills & Experience:

  • Negotiation & Leadership: Strong negotiation capabilities, with the ability to lead and inspire commercial teams.
  • Commercial Strategy Development: Proven track record in formulating and executing commercial strategies to enhance project profitability.
  • Effective Communication: Excellent communication skills for productive interactions with suppliers and clients.
  • Educational Background: A relevant degree (1:1 or 2:1) or HNC/HND equivalent is required.
  • Professional Experience: Significant experience in a comparable role is essential.
  • Professional Accreditation: Full membership of the Royal Institute of Chartered Surveyors (RICS) is preferred.
