As a Commercial Manager, you will be responsible for the commercial oversight of a varied range of projects or a major single project. Your responsibilities will encompass the management and development of project surveyors, along with trainees and assistant surveyors, ensuring the effective commercial delivery of projects.
Core Responsibilities:
- Contract Review & Negotiation: Execute comprehensive evaluations of proposed contract conditions, suggesting alternative terms as needed to minimize risks. Supervise the procurement process for all subcontracted services.
- Subcontract Oversight: Offer expert guidance on the application of standard subcontract agreements across all projects.
- Payment Oversight: Manage the process of interim payment applications, ensuring timely issuance of client payment confirmations and receipts.
- Time Extension Management: Handle claims for time extensions and collaborate with the planning team to ensure consistency.
- Commercial Briefings: Ensure all on-site personnel receive thorough commercial briefings.
- Documentation Management: Inform the project team of necessary records to support additional payments, ensuring careful maintenance of these documents.
- Variation and Claims Oversight: Measure, assess, and agree on variations, and evaluate formal claims submitted by subcontractors.
- Subcontractor Payment Management: Oversee subcontractor payments, issue payment notifications promptly, and evaluate interim and final accounts based on completed work and claims.
- Project Documentation: Ensure all necessary handover documentation is completed and submitted by subcontractors.
- Financial Reporting: Prepare and distribute precise monthly cost forecasts and cash flow statements.
- Project Review Participation: Attend monthly project review meetings to provide commercial insights.
- Legal and Commercial Acumen: Maintain current knowledge of commercial and legal standards.
- Contract Modifications: Manage and submit all Main Contract modifications in a timely manner.
- Team Development: Mentor, coach, and develop junior commercial staff.
Essential Skills & Qualifications:
- Negotiation & Leadership: Strong negotiation capabilities, with the ability to lead and inspire commercial teams.
- Commercial Strategy Development: Proven track record in formulating and executing commercial strategies to enhance project profitability.
- Effective Communication: Exceptional communication skills for productive interactions with suppliers and clients.
- Educational Background: A relevant degree (1:1 or 2:1) or HNC/HND equivalent is required.
- Experience: Significant experience in a comparable role is essential.
- Professional Accreditation: Full membership of the Royal Institute of Chartered Surveyors (RICS) is preferred.
