Property Manager

GKR International is seeking an experienced Property Manager/Lettings Administrator to join our team on a maternity cover basis. As a key member of our team, you will be responsible for managing a high-end portfolio of 50 properties and providing exceptional customer service to landlords, tenants, and internal team members.
Key Responsibilities- Property Management: Act as the central contact for tenants, landlords, and contractors for live tenancies and managed properties.
- Maintenance and Repairs: Deal with maintenance issues and repairs in a timely and efficient manner.
- Pre-Tenancy Administration: Prepare tenancy agreements, conduct right to rent checks, register deposits, and arrange move-ins and check-outs.
- Customer Service: Provide excellent customer service to landlords, tenants, and internal team members.
- Financial Management: Check all invoices and authorize payments within 48 hours of receipt.
- Property Visits: Perform property visits and inspections to ensure compliance with statutory and contractual obligations.
- Compliance: Ensure both landlords and tenants comply with statutory and contractual obligations as per the tenancy agreement.
- Inventory Management: Maintain accurate and up-to-date inventory reports and arrange inventory check-out reports.
- Deposit Management: Register tenancy deposits and calculate and lodge returns in a timely manner.
- Insurance Claims: Handle insurance claims in a professional and efficient manner.
- Team Collaboration: Attend Lettings and team meetings, and maintain a paperless filing system.
- Experience: 2 years' experience in a similar role (Property Management/Lettings Administration) preferred.
- Skills: Excellent communication skills, customer-focused, and commitment to maintaining excellent service standards.
- Knowledge: Good working knowledge of IT systems and understanding of confidentiality issues and the use of discretion.
- Personal Qualities: A natural people person, team player, organized, and systematic with the ability to prioritize workloads.
