Job Description

**Residential Property Manager / Senior Property Manager**

**Location:** South West London

**Salary:** £32,000 - £37,000 per annum, plus bonus incentives enabling you to earn £37,500 - £42,500

**Job Type:** Full-time

**About the Role:**

We are seeking an experienced Property Manager to join our team at Property Personnel. As a Property Manager, you will be responsible for the day-to-day management of residential properties, ensuring that they are maintained to a high standard and that tenants are satisfied with their living conditions.

**Key Responsibilities:**

  • **Inventory Management:** Arrange the inventory, check-in, and check-out of properties
  • **Maintenance and Repairs:** Organize cleaning, additional pre-let works, ongoing maintenance, and emergency repairs
  • **Tenant Liaison:** Liaise with tenants regarding repairs and maintenance
  • **Financial Management:** Pay routine outgoings, process rent, and provide statements of accounts
  • **Property Management:** Manage properties during vacant periods, cost dilapidations at the end of tenancies, and prepare properties for re-letting
  • **Compliance:** Ensure compliance with GSR certification and TDS regulations
  • **Administrative Tasks:** Maintain accurate records and update relevant notes on the system

**Requirements:**

  • **Experience:** 2-3 years' residential property management experience
  • **Qualifications:** ARLA qualified
  • **Knowledge:** Strong knowledge of the housing act, relevant property legislation, and arbitration process
  • **Skills:** IT literacy of Windows, Outlook, Word, Excel, and Property software
  • **Personal Qualities:** Friendly, approachable, and efficient in addressing maintenance queries
