Position Overview: As the Property Assets Manager, you will oversee our diverse portfolio, which includes hospitality venues and various unlicensed properties. Your primary goal will be to enhance both capital and rental yields.

Key Responsibilities:

  • Oversee the entire acquisition process from start to finish.
  • Implement the disposal strategy to meet financial targets related to net income and asset valuation.
  • Manage the unlicensed property portfolio, ensuring profitability and effective tenant management.
  • Provide comprehensive valuation insights and reports for internal stakeholders, including annual asset evaluations and general advisory.
  • Advise on potential alternative uses for properties and collaborate with planning consultants to maximize asset returns.
  • Review all proposed rental calculations within the leased estate, contributing to monthly discussions on rent models and maintenance.
  • Lead the company's approach to business rates, serving as the primary liaison with retained rating professionals.
  • Oversee lease renewals, surrenders, and assignments, ensuring compliance with all legal requirements.
  • Collaborate closely with Property Managers to address issues related to property boundaries, insurance claims, and maintenance schedules.
  • Provide high-level litigation support and represent the company in legal matters when necessary.
  • Assist with additional responsibilities as required, including the management of various company properties.
  • Supervise the Rent & Agreement Administrator, ensuring all documentation related to rent processes is accurately produced.
  • Mentor the Estates Assistant, fostering their development within the property management field.
  • Engage in daily management activities, setting targets and motivating team members to achieve their best performance.

Candidate Profile:

  • Degree or postgraduate qualification in Estates Management or a related field.
  • Membership or fellowship with the Royal Institution of Chartered Surveyors (MRICS/FRICS).
  • Registered Valuer with RICS.
  • A minimum of five years of post-qualification experience in the licensed sector.
  • Thorough understanding of the operational aspects of licensed properties to evaluate current performance and future potential.
  • Strong knowledge of both local and national property markets.
  • Exceptional communication abilities.
  • Valid driving license and willingness to travel as required.
