About the Role:

We are seeking a highly skilled and experienced Property Asset Manager to join our team at Daniel Thwaites. As our Estates Manager, you will be responsible for managing our property assets, including pubs, hotels, inns, and unlicensed sites. Your primary objective will be to optimize capital and rental returns.

Key Responsibilities:

  • Manage the acquisition process from inception to completion, ensuring seamless transitions and maximum returns.
  • Deliver the disposal program, achieving budgeted net income and book value targets.
  • Oversee the Unlicensed property estate, driving profit growth and managing tenant relationships.
  • Provide expert valuation advice and reports for internal use, including annual asset revaluations, capital gains tax, insurance, and general guidance.
  • Advise on higher alternative use sites, collaborating with planning consultants and agents to maximize returns.
  • Review proposed rent calculations for the leased and tenanted pub estate, ensuring accurate and fair assessments.
  • Manage business rates, serving as the primary point of contact for the company and retained rating agents.
  • Coordinate lease renewals, surrenders, and assignments, ensuring compliance with statutory notice provisions.
  • Collaborate with Property Managers to address party wall notices, boundary disputes, insurance claims, and schedules of dilapidation.
  • Provide high-level litigation advice and represent the company in court, as needed.
  • Assist the Property Director with other tasks, including office, brewery, and stables management.
  • Line manage the Rent & Agreement Administrator and Estates Assistant, focusing on day-to-day management, target setting, motivation, and performance optimization.

Requirements:

  • Degree or postgraduate degree in Estates Management or a related field.
  • Member or Fellow of the Royal Institution of Chartered Surveyors (MRICS/ FRICS).
  • RICS Registered Valuer.
  • Minimum five years of post-qualification experience in the licensed trade.
  • Deep understanding of trading aspects of licensed properties to analyze current performance and future potential.
  • Excellent knowledge of local and national property markets.
  • Excellent communication skills.
  • Full driving license and willingness to travel nationwide.
  • Alignment with Thwaites Behaviours and Principles.
