The Portfolio Manager plays a crucial role in overseeing a diverse array of structured commercial real estate loans, ensuring compliance with organizational policies and fostering strong client relationships. This position is responsible for delivering comprehensive loan surveillance support by tracking and analyzing property-level cash flows, rental agreements, market trends, and property valuations across a nationwide portfolio encompassing various commercial real estate asset classes.
Key Responsibilities:
- Manage daily operations of assigned loans, maintaining effective communication with Borrowers and Lenders/Investors.
- Process requests and consents from borrowers efficiently.
- Conduct thorough analysis of property financials and provide performance reports to Lenders/Investors on a quarterly basis through a detailed Quarterly Asset Report (QAR).
- Engage with Sponsors/Borrowers to obtain updates on property-level issues, including Capital Expenditure Projects, leasing activities, construction progress, and overall asset performance.
- Prepare and deliver weekly updates on the loan portfolio, highlighting significant issues, discussions, and events that transpired during the week.
- Monitor specific loan events and triggers to ensure compliance and performance.
- Supervise and provide mentorship to direct reports, fostering their professional development.
- Perform additional tasks as assigned by management.
Qualifications and Requirements:
- A Bachelor's degree in a relevant field such as real estate, finance, accounting, or business, or an equivalent combination of education and experience.
- A minimum of 5 years of relevant industry experience, typically at a Senior Analyst or Analyst level or an equivalent external role.
- Strong understanding of major property types, including office, industrial, retail, and multifamily.
- Basic familiarity with specialty property types such as hotels and condominiums.
- Proficient in advanced commercial real estate principles, including underwriting, loan servicing, and treasury practices.
- Solid grasp of common commercial real estate calculations and concepts, including IRR, NPV, DSCR, DY, and NOI/NCF.
- Basic knowledge of various deal types, including transitional, development, pre-development, repositioning, and stabilized properties, as well as complex debt structures.
- Ability to construct intricate financial models and make informed decisions independently.
- Capable of thriving in a fast-paced environment while managing multiple tasks under tight deadlines.
- Excellent reading comprehension and communication skills, both written and verbal.
- Strong organizational and time management abilities.
- Advanced proficiency in the Microsoft Office Suite, including Outlook, Excel, PowerPoint, and Word.
