East London

£44,000 plus £6,000 vehicle allowance with a bonus potential of £65k OTE

Job Overview

The Regional Operations Manager is accountable for the overall performance and management of the stores within their designated area. This role involves leading and mentoring store teams to meet operational goals, sales objectives, and enhance customer satisfaction by executing the strategic vision of the self-storage organization, while consistently upholding the company's core values and mission. Reporting to the Market Manager or Senior Regional Manager is a key aspect of this position.

Key Responsibilities

Team Leadership

  • Provides training and mentorship to store personnel, overseeing multiple locations based on proximity and performance metrics.
  • Maintains an up-to-date succession plan, recognizing trends in employee turnover, retention goals, potential promotions, and external recruitment opportunities.
  • Responsible for hiring and termination decisions (with necessary approvals) and ensures adherence to employment policies and procedures.
  • Conducts performance evaluations against established competencies using standardized tools.
  • Creates personalized development plans for team members to align their career aspirations with organizational objectives and the self-storage strategy.
  • Monitors progress on employee development initiatives, fostering accountability for learning and performance outcomes.

Operational Management

  • Takes ownership of all operational processes and effectively directs planning at the store level.
  • Responsible for developing a monthly staffing plan with weekly updates.
  • Ensures compliance with all administrative processes and procedures at the store level.
  • Possesses essential store management skills, overseeing costs and expenses that affect financial performance.
  • Ensures that all stores within the region adhere to operational standards, including staffing, property management, and office requirements.
  • Manages foreclosure processes in accordance with company guidelines.

Sales and Customer Engagement

  • Analyzes sales performance for each location and implements strategies to meet sales targets.
  • Demonstrates and trains staff on sales techniques to optimize conversion rates from inquiries to sales.
  • Identifies and evaluates customer inquiry trends, patterns, and challenges.
  • Monitors the mix of storage property units and initiates enhancements based on customer demand insights.
  • Collaborates with Marketing and the Market Manager to identify target customers and develop local marketing strategies.
  • Conducts competitive analysis to identify district advantages and communicates findings to the District Manager or Market Manager.

Facility Management

  • Takes action on all maintenance and repair issues reported at the store level, resolving them through appropriate channels.
  • Maintains high standards of cleanliness, customer experience, and health and safety across all locations.

Additional Requirements

  • Willingness to travel within the region, including potential overnight stays.
  • Ability to travel internationally for training or conferences as required.
  • Flexibility to work as a Regional Operations Manager with a pre-agreed schedule that may include weekends and holidays.

Language Proficiency

  • Fluency in the local language and proficient operational English.

Technical Skills

  • Proficient in Microsoft Office applications.
